Residential developments in Hulhumale’ are located in the Residential Neighborhood district in the eastern side of Hulhumale’, and in the Bay Front, Strait View and Bay View Condominium districts.
There are three broad types under which residential developments in Hulhumale’ are carried out.
1. Social Housing2. Mixed Residential and Condominiums
3. Sale of individual plots of land
Mixed Residential and Condominiums
These housing developments are targeted to the middle to high income category. Most of these developments are concentrated in the Bay Front, Strait View and Bay View Condominium districts.
These developments will be constructed mainly in the form of medium to high rise buildings. While the lower floors of the building can be utilized for various commercial facilities, the majority of the buildings are to be utilized for residential development.
Sale of Individual Plots of Land
>Scattered at the beach front, beach side and further inland within the Residential Neighborhood district, land plots are open for purchase by local individuals. Land use is restricted to private residential property and the sizes of the plots of land range from 900 square foot to 1400 square foot.
Social Housing
Social housing is proposed to be low cost and allocated under a pre defined social criteria. These housing developments are located within the eastern side Residential Neighborhood district, and are the main tool by which HDC aims to address the growing urban congestion in Male’. Ideally, these developments will offer long term financing options with the main objective being to provide an affordable product to the public.
Investments in social housing are currently made mainly by HDC. However, further investments from the local private sector are welcomed. These housing developments can either be on sale or lease basis, depending on the market appetite and at the discretion of the developer.
